A booked freight elevator, a shared passenger car, or five flights of stairs. This is the single biggest difference between two identical rooms in two different buildings, and it drives the crew size and the duration.
A co-op or condo board, a managing agent, or an owner who can simply say go. Approvals are usually the longest lead on the job, and they run before a crew is ever scheduled.
Older stock hides plumbing risers, gas lines and electrical runs that serve other apartments. Finding one mid-job is what turns two days into two weeks, so we open up and look before we price.

Debris removal
Every building sets its own, but the pattern is consistent. A co-op or condo will usually want an alteration agreement signed, an insurance certificate naming the building on file, notice to the neighbours, agreed working hours, and a booked slot for the freight elevator.
Some buildings also restrict work to certain months, or bar it entirely around holidays. We work to whatever the building sets rather than arguing with it, and we would rather find out on day one than on the morning the crew arrives.
Work that changes the structure, the layout in a load-bearing sense, or the plumbing and electrical systems is filed work. Cosmetic removal generally is not.
The line matters for demolition because taking out a non-structural partition sits on one side of it and taking out a load-bearing wall sits firmly on the other. When we look at the space we will tell you which one you have, and where it needs an engineer and a filing we say so rather than working around it.
